How you doing, my name is Rahil Raza, I'm the CEO of Raza Properties. I'm a real estate developer, that's focused on middle-income houses in the Philadelphia area. Real estate developer is an individual that sees potential in a property that others don't. Developer will bring resources to the area, or the property and bring it to market so people in the market can realize the potential of that property. So let's say we identify a piece of land, right, so, we've done our research about the area. We've looked at trends, we looked at the surrounding area, and we come up with a reason why we want to be in that area. So after that, you do a full analysis. I go through a pro forma analysis, I do a construction analysis of all costs based on prior construction projects we've done, I do an appreciation analysis and then I do an equity analysis, how much equity we need and if it's viable, if it's a viable project, if it's gonna be profitable for us in the future. After we do that, we put the offer in the property. We acquire it and we have a plan for how we're gonna proceed, right. So typically that plan involves architects. We'll have to get architectural drawings, engineers. Engineers will have to get involved structural, sometimes civil engineers would have to do a civil plan on the area. So after that we get a building permit. And during the time of the zoning and building, we usually line up our funding, so we go to a bank, which is usually a local bank. The most important factor is the type of people you have around you. You really need to surround yourself with people that kind of fill in the gaps, you know, amplify your strengths and kind of help your weaknesses, right? And I think I've really done that. We have some really good people around us.
